#ACUPWITHJO | #5AMDESK & #POCUMENTING

Hi friends. I launched something new almost three weeks ago to document my journey. It is actually a podcast, that I coined #5AMDESK. It falls under my long-time-coming podcast umbrella #ACUPWITHJO, which launched this week, under #POCUMENTING.

So the reason for this blog post, was to add some visuals to accompany my #5AMDESK..

So that is it. My actual #5AMDESK in the flesh. Lol. I have sat there (and my dining room table a couple times) and recorded 19 episodes. It has been so much fun. Two days ago I even introduced segments! The podcast will forever be evolving, just like me. I love it. 

Oh and I have two episodes of #ACUPWITHJO where I interview using my style, #POCUMENTING, up there as well. Later today, my third episode will be live. You should check it out.

Top Rated Veggie Burgers in The Woodlands and Klein Area

1. Red Robin Veggie Burger


The veggie burger at Red Robin is so new, that the first time we ordered it, it came out stacked like its predecessor.

This burger itself is composed of a custom-blended, ancient-grain-and-quinoa veggie patty piled high with Swiss cheese, lightly fried Parmesan-sprinkled mushrooms, tomato bruschetta salsa, fresh avocado slices, sun-dried tomato spread and shredded romaine on a whole grain bun. (I toss the bun,and my husband trades the whole grain bun for a gluten free one.

This burger is my favorite, almost tying with #2, because of its fries and to die for toppings!

2. Hopdoddy La Bandita


We only discovered Hopdoddy more recently and didn’t know about it until we dropped “meat” out of our diet. Some friends of ours were telling us about the Impossible burger, so that is how this place came onto our radar. tried that one too, and it makes my list of “do not try this dish”.

The La Bandita boosts a patty made with black beans and corn and topped with avocado, goat cheese, cilantro pesto, chipotle mayo, and arugula on a whole wheat bun. Once again, I removed my bun.

The awesome thing about this place, is that you can take either veggie patty and stack it like any other burger on the menu.

I really loved this burger because of how big and filling the patty is, but I mostly loved it because of the goat cheese. 🙈

3. Fuddruckers Veggie Burger


You really have to hunt on the Fuddruckers menu to find your vegetarian and vegan options. They have a “veggie burger”, so I ordered that one and top it like a “mushroom Swiss”, then add avocado, and top it with lettuce, tomatoes, and pickles.

This one makes the list, because I would happily eat it again, despite not know what is in it, and the patty being very light in color.

4. Smashburger Black Bean Patty


I feel a little indifferent towards the veggie burger at Smashburger. I did like it. I don’t believe I will actually crave the patty, but when I am craving wing sauce, this will be my go to venue.

At Smashburger, you can dress the burger any way you chose, which is nice. My husband had the toppings of the spicy jalapeño Baja burger, while I opted for the toppings of the buffalo and blue cheese burger.

So for now, my list is complete, but I do hope to add to it. <3

Market Update :: October 2017 :: The Heights & Lakewood Forest

I don’t frequent The Heights all too often, minus heading down to 19th Street for some Penzey Spices (best spices in the world!) or an occasional antique shopping run, but I do know the market down there is a “hot one”. Today, on my #5AMDESK podcast (Episode 19), I dove into more details.

The Heights Market Data

The Heights - What are the odds of selling your home?

The sale prices of all homes over $350K in The Heights.

As you can see, the above graph starts at $350,000. The maximum amount of data I can easily compute is 5000 entries, so that is why I chose to start at $350,000. The reason why this graph is so congested, is one, because there are so many houses bought and sold in The Heights, but the graph looks the way it does, due to half of the houses being sold renovated and not renovated.

The days on the market in 2016 was 68 and in 2017 it dropped to 49. That is great for sellers. The bad part is the large amount of inventory, making it almost like a buyer’s market. There is currently 7.5 months of inventory in The Heights area.

Lakewood Forest Market Data

I love Lakewood Forest. We almost moved there. There schools are award winning, as part of it zones to Tomball ISD and the other part to Cypress-Fairbanks ISD. I love all the trees and all the character in the homes. Plus the location is very convenient to The Vintage and Highway 249.

As you can see the inventory here is a lot less than The Heights. There are 19 houses currently for sale and 71 have sold in the last 12 months, making the inventory at 4.6 months. Even though this number appears high, I personally would say the inventory in Lakewood Forest is low, because 11 of those 19 came on the market in 2016. So if you have been considered selling our house in that area, and your house is in great condition, I would recommend putting it on the market soon.

Above, you can see the last 12 months of sold home prices. One thing to remark is the least expensive home was $170,000 (not very low) and the most expensive home went up to $520,000. A very strong neighborhood, especially considering its age and location. If you are thinking about selling you can use this graph, and find along the line, about what you house MIGHT sell for. Again, I can compute estimates specific to your home, just let me know.

Something odd to note, is that the average days on the market between this year and last year. Last year, it was 40 and this year, it increased to 42. I still think it is an amazing neighborhood. You are a little close to the creek, but many of the homes were safe during Hurricane Harvey.
